Are there any legal implications:

  • Where we are only providing information or putting you in contact with others, there will be no legal implications
  • Where there is a need for a contract or legal involvement, we will advise accordingly and in nearly all situations we will cover the cost of these

What fees are involved:

  • Where there is property involved and we are sourcing / placing tenants, any fees to us will come from the tenants, not you the homeowner / landlord
  • If we are sourcing a property for you to buy, the fee will vary based on either the proposed purchase price or final value depending on the type or property investment
  • If we are sourcing a buyer for your property, we will usually charge a fee to the buyer, not the seller, i.e., you
  • All fees can be discussed depending on your situation and what services we may be able to provide for you

How do The Property Barn Ltd. make money:

  • The majority of our fees are incorporated to rent charged or sourcing fees for the buyer / seller

Sub-letting:

  • If part of the ‘guaranteed rent’ solution, this is not classed as sub-letting as we do not have an Assured Shorthold Tenancy (AST). The contract we will have in place with you is legal and supplied by a solicitor specific to the arrangement we discuss.

Who covers the cost of structural issues or more expensive items in-house

  • Generally in all situations, The Property Barn Ltd. will cover the cost of internal works linked to bathroom or kitchen updates, new flooring, decoration and anything linked to the general appearance of the property
    • If there is a structural issue then we will highlight these to you and it will be the responsibility of the homeowner to address these. These are areas such as boilers, roofing, structural issues, external walls, etc.

Who is responsible for safety certificates for the property?

  • As the property owner, you will be responsible for all safety certificates and ensuring these are kept up to date on a monthly / annual basis
    • Gas Safety certificate, Electrical Safety certificate and EPC
    • This will also include any insurance or maintenance policies you have in place for the boiler, heating systems, etc

Who is responsible for the utility bills?

  • If we have the contract on your property then we will be responsible for all bills, these include Council Tax, Gas, Electric, Water, Phone, Broadband, etc

Will you take over ownership of the property?

  • NO….Please have the peace of mind that in no situation will the title deeds or mortgage become our responsibility, unless of course we agree on a sale for The Property Barn Ltd. to purchase the property from you. You will always have the legal ownership of the property and any contracts linked to our agreements will be supplied by a Solicitor.

Who will maintain the garden and do the cleaning?

  • All cleaning and gardening will be our responsibility to arrange and cover the cost, there will be no need for you to cover these expenses

Who does the tenant call if they have a problem?

  • We will be the first point of contact for the tenants and in most situations will have the issue resolved at our expense. The only time you will need to be contacted will be where there are issues with the boiler or external structures, etc
